Unsure about whether you need a new roof or not?

What materials your roof shingles are made from can make a huge difference in whether or not you need a roof repair or a roof replacement. Most roofing uses asphalt shingles, lasts roughly 20 years, and is designed to be reasonably durable. But, there are other types of roofing that are significantly more durable and is designed to last much longer. If your roof is not very far into its lifespan, then a roof repair is likely going to be the way to go. Here are some common roof types and their typical lifespans:

Asphalt Shingles

  • 20 – 25 years on average
  • Low cost
  • Moderate durability

Wood Shake Roof

  • About 30 years on average
  • Moderate cost
  • Moderate durability

Metal Roofing

  • Depending on the type of metal, typically between 50 – 100 years
  • Moderate to high cost depending on the metal
  • Very durable (and fireproof)

Clay Roof Shingles

  • 40 – 60 years on average
  • Moderate cost
  • Very durable

Slate Roofing

  • 125 – 200 years on average
  • High cost
  • Extremely durable

Each roof is going to last a varying amount of time depending on the average weather conditions, if it’s well maintained, and if there have been any natural disasters like tornadoes.

With asphalt shingles, you can typically have up to two layers at maximum. This means that if you would rather save the money and have another layer of asphalt shingles on top of your existing damaged layer — you can. At CORE Roofing in Wayne, we typically don’t recommend putting another layer on top of your existing one. Instead of addressing the damage, it is covered up. If you already have two layers of asphalt shingles on your roof, then you have no choice — roof replacement is your only option.
